Home sales up. Is the housing market finally turning around?

Sales of previously owned homes rose in November, gaining for the second month in a row. And home-sales volume is up 12 percent from a year ago, says the National Association of Realtors.

The housing market shows more signs of being on the mend ? although the road to full recovery still has some miles ahead.

Sales of previously owned homes rose in November, gaining for the second month in a row, the National Association of Realtors reported Wednesday. Home-sales volume is up 12 percent from its level a year ago, the group said.

The number of unsold homes now stands at a seven months' supply, down from more than nine months as recently as July, the realtors association said.

These indicators, housing-market analysts say, reflect progress in a housing market still struggling to recover after a historic boom and bust. On Tuesday, home builders reported a rise in new-home starts last month, and they said permits (an early gauge of construction in the pipeline) are increasing.

Also, over the past year, the volume of mortgages in delinquency has been falling.

Still, loan delinquencies and foreclosures remain unusually high. And although mortgage rates have dipped to about 4 percent, many would-be buyers have trouble getting approval.

"The increase in sales ... suggests that housing has passed the worst," according to an analysis by Capital Economics in Toronto.

For its part, the National Association of Realtors emphasized the positive trend, even as it revised past numbers to reveal that home sales have been weaker over the past four years than many observers realized.

?Sales reached the highest mark in 10 months, and ... a genuine sustained sales recovery appears to be developing,? NAR chief economist Lawrence Yun said in a statement accompanying the numbers. ?It looks like more people are realizing the great opportunity that exists in today?s market for buyers with long-term plans.?

The NAR revisions to reports from prior months were big: For the period of 2007 through 2010, sales and inventory were revised downward by 14.3 percent. That means, for instance, that NAR is now reporting sales of 4.2 million homes in 2010, where its previously reported a figure of 4.9 million.

Data problems emerged since 2007 for several reasons, the group said: "For sale by owner" transactions fell sharply (a shift not initially captured by NAR), some sales of newly built homes were incorrectly included in the existing-home tally, some properties were counted in more than one metro area, and there were some "issues related to house flipping" (quick resale of homes).

As sale transactions were overestimated, so were the numbers for homes on the market. Thus the revisions did not greatly affect estimates of "months supply" of homes for sale.

The data downgrade is largely about the rearview mirror, however. A look at the present, with the numbers now adjusted, shows that sales appear to be on the rise, along with home building.

Granted, some big challenges remain.

The NAR report cited a high number of "contract failures," in which deals to sell a home fall through because of things like declined mortgage applications or home appraisals that fail to match the negotiated price.

Perhaps the market's biggest problem is the "shadow inventory" of homes that are likely to come on the market, such as through foreclosure. Although the seven-month supply shown in the NAR data is not that high, another five months of supply may sit uncounted on the sidelines. That estimate comes from CoreLogic ? a firm that tracks housing-market trends such as homes with seriously delinquent loans that are not yet in foreclosure.

Over time, if an economic recovery gains traction, that shadow inventory should decline as more homeowners find ways to avoid foreclosure or sell their homes.

The share of loans that are delinquent has improved over the past year, according to another data firm, Lender Processing Services. But about 1.8 million properties have mortgages at least 90 days past due.

Strong earthquakes rattle NZ's Christchurch

WELLINGTON, New Zealand (AP) ? A series of strong earthquakes struck the New Zealand city of Christchurch on Friday, rattling buildings, sending goods tumbling from shelves and prompting terrified holiday shoppers to flee into the streets. There was no tsunami alert issued and the city appeared to have been spared major damage.

One person was injured at a city mall and was taken to a hospital, and four people had to be rescued after being trapped by a rock fall, Christchurch police said in a statement. But there were no immediate reports of serious injuries or widespread damage in the city, which is still recovering from a devastating February earthquake that killed 182 people and destroyed much of the downtown area.

The first 5.8-magnitude quake struck Friday afternoon, 16 miles (26 kilometers) north of Christchurch and 2.5 miles (4 kilometers) deep, the U.S. Geological Survey said. Minutes later, a 5.3-magnitude aftershock hit. About an hour after that, the city was shaken by another 5.8-magnitude temblor, the U.S.G.S. said, though New Zealand's geological agency GNS Science recorded that aftershock as a magnitude-6.0. Both aftershocks were less than 3 miles (5 kilometers) deep.

The Pacific Tsunami Warning Center did not issue an alert.

The city's airport was evacuated after the first quake and all city malls shut down as a precaution.

About 60 people were treated for minor injuries, including fractures, injuries sustained in falls and people with "emotional difficulties," Christchurch St. John Ambulance operations manager Tony Dowell told The Associated Press.

"We have had no significant injuries reported as a result of the earthquakes today," he said.

Warwick Isaacs, demolitions manager for the Canterbury Earthquake Recovery Authority, said most buildings had been evacuated "as an emergency measure." The area has recorded more than 7,000 earthquakes since a magnitude-7.0 quake rocked the city on Sept. 4, 2010. That quake did not cause any deaths.

Rock falls had occurred in one area and there was liquefaction ? when an earthquake forces underground water up through loose soil ? in several places, Isaacs told New Zealand's National Radio.

"There has been quite a lot of stuff falling out of cupboards, off shelves in shops and that sort of thing, again," he said.

Isaacs said his immediate concern was for demolition workers involved in tearing down buildings wrecked in previous quakes.

"It ... started slow then really got going. It was a big swaying one but not as jolting or as violent as in February," Christchurch resident Rita Langley said. "Everyone seems fairly chilled, though the traffic buildup sounds like a beehive that has just been kicked as everyone leaves (the) town (center)."

The shaking was severe in the nearby port town of Lyttelton, the epicenter of the Feb. 22 quake.

"We stayed inside until the shaking stopped. Then most people went out into the street outside," resident Andrew Turner said. "People are emotionally shocked by what happened this afternoon."

Around 26,000 homes were without power in Christchurch, after the shaking tripped switches that cut supplies, Orion energy company CEO Rob Jamieson said.

"We don't seem to have damage to our equipment," he said. "We hope to have power back on to those customers by nightfall."

Hundreds of miles of sewer and fresh water lines have been repaired in the city since the February quake.

One partly demolished building and a vacant house collapsed after Friday's quakes, police said.

Central City Business Association manager Paul Lonsdale said the quakes came at the worst possible time for retailers, with people rushing to finish their Christmas shopping.

Despite the sizable quakes, there was no visible damage in the central business district, where 28 stores have reopened in shipping containers after their buildings were wrecked by the February quake, he said.

"Hopefully tomorrow we'll be feeling a little bit better again and restoring our faith in the will to live and to stay in Christchurch," the city's deputy mayor, Ngaire Button, told National Radio.

Comet defies death, brushes up to sun and lives

WASHINGTON (AP) ? A small comet survived what astronomers figured would be a sure death when it danced uncomfortably close to the broiling sun Thursday night.

Comet Lovejoy was only discovered a couple of weeks ago. It was supposed to melt as it came so close to the sun that the temperatures would hit several million degrees.

But astronomers watching live with NASA telescopes were shocked when a bright spot emerged on the sun's other side. Lovejoy lived.

The comet came within 75,000 miles (121,000 kilometers) of the sun. For a small object often described as a dirty snowball, that brush with the sun should have been fatal.

Astronomers say it probably was not deadly because the comet was larger than they thought.

Evangelist Billy Graham released from hospital (Reuters)

(Reuters) ? Billy Graham, one of America's best-known evangelists, was released on Tuesday from a North Carolina hospital after a bout with pneumonia, a hospital spokeswoman said.

Graham, 93, returned to his home in Montreat, North Carolina, after a six-day stay in the hospital.

"I am grateful for the many thoughts and prayers expressed by individuals across the country and around the world during my stay at Mission Hospital," Graham said in a statement.

He will continue a program of physical therapy at home, his staff said in a statement.

"We are gratified that he has had a good response to treatment and we're committed to good home care to continue his improvement," Graham's personal physician, Lucian Rice, said in a statement.

Graham, a preacher of Christian gospel to millions of followers worldwide and a spiritual adviser to several U.S. presidents, was treated in May for a previous bout of pneumonia.

His wife, Ruth, died in June 2007.

Ask These Questions at Your Next Job Interview to Learn What's Going on Behind the Scenes When you're in a job interview and an interviewer asks if you have any questions for them, the worst thing you can do is say no. You should always have some questions to ask?part of it shows your interest in the position and desire to learn more, but the right questions can help you find out what's really going on and how your day-to-day life at that company may shape up.

The folks over at Mashable have a great list of questions you should make sure to ask during your interview, and others you should certainly avoid because of their negative connotations. One that caught our eye is to ask interviewers if there are any issues or challenges about their job or role that keep them up at night: any problems that you might be able to help resolve. You may also consider asking your interviewer to describe their ideal candidate for the job, so you have an idea whether you fit the bill or not.

They also point out some questions to avoid, like asking right out of the gate about their work/life balance policies, or whether telecommuting as an option unless it's in the vein of the conversation. We've tackled the topic of how to find a job that will let you telecommute, but Mashable suggests being careful around the topic early on so you don't send the wrong message to your potential employer.

LG Nitro HD Review: You Win Some, You Lose Some

LG Nitro HD I find myself looking at the Nitro HD with mixed feelings. In some ways, it's exactly what I've been asking for from LG, and in others it simply brings about disappointment. The software, in particular, failed to impress me. Hopefully a much more clogged 4G LTE network from AT&T (compared to the like, seven people that are using it now) will still find a way to outweigh the lag on what should be a high-end Android handset.
